Preparation for the acquisition includes professional underwriting to determine the purchase price, terms, and exit strategy.
The acquisition will include all paperwork associated with obtaining the investment and all negotiations and terms to ensure we are getting the best possible price and situation
This refers to coordinating all inspections, reviewing leases and utility bills, and conducting contractor walkthroughs to ensure accurate budgets, and revenue.
Financing
Sourcing and obtaining loans needed to start the project. This includes determining the best lending options suitable for the project type,.
Corporate Structure
Setting up the proper corporate structure, holdings, bookkeeping, and legal compliance to ensure sustainability and performance.
Construction oversight includes permits, financing, and timely and budget-friendly project completion.
Property Management
Includes managing on-going tenants, handling evictions if needed, organizing building maintenance, and vetting new tenants.
Reporting
Drafting reports for our GP partner detailing present performance, including cash flow, expenses, and maintenance, and outlining any flaws where we can improve future performance and stabilization.
Scaling
After stabilizing the asset and paying back the shareholder loan to the GP partner in full, if the GP partner is on board, we can acquire more assets and expand the portfolio using equity or capital.
